Don't fall into these traps.
Predatory lenders know contractors and small investors get rejected by banks. They're waiting. Watch out for the three worst: (1) lenders who charge 'origination fees' above 3% and refuse to explain what they're for, (2) loans that let you pay interest-only for two years then suddenly balloon, and (3) anybody who offers a 'fast approval' before they ask to see your business records. Fast approval is a signal they don't plan to check anything—and that means they're pricing you for maximum loss.
Lenders charging 4–6% upfront fees are hiding high interest rates; insist on seeing the full annual percentage rate before you sign.
A loan that lets you pay interest-only for two years, then demands the full principal back, is a trap if you have no plan to refinance.
Any lender who approves you without asking for tax returns, bank statements, or business records is betting you'll default and pays for it with crushing interest.
