Washtenaw County has reputable lenders, but predatory products exist everywhere. The following patterns are warning signs — not reasons to panic, but reasons to pause and get a second opinion.
Payday and title loans
Stores offering quick cash against your paycheck or your car title often charge effective annual rates above 300%. If you cannot repay within two weeks, the fees compound fast. These products are legal in Michigan but are consistently identified by consumer advocates as debt traps. Exhaust credit union and CDFI options first.
Upfront fees before any loan is issued
Legitimate lenders collect fees at or after closing — not before. If someone asks you to wire money, buy gift cards, or pay a "processing fee" before your loan is approved, that is a scam.
Pressure to decide immediately
A trustworthy lender will give you time to read the loan agreement, take it home, and ask questions. "This rate expires in one hour" is a manipulation tactic, not a real deadline.
Loan flipping
Some lenders encourage borrowers to refinance repeatedly, generating new fees each time while the principal barely shrinks. Ask: how much of my payment goes to principal vs. interest?
Blank lines on documents
Never sign a document with blank spaces. A dishonest person can fill those in after you sign.
Deed-based scams targeting homeowners
Some predatory operators in Michigan target homeowners who are behind on payments, asking them to sign over their deed in exchange for a promise to "save" their home. This is almost never in the homeowner's interest. Contact a HUD-approved housing counselor first — several serve Washtenaw County through organizations like Homes for Good.
Online lenders with no verifiable address
If you cannot find a physical address, a Michigan DIFS license number, or any community presence for an online lender, treat that as a major red flag.

Michigan does not have a universal interest rate cap on all consumer loans, but it does regulate specific products. Michigan residents have the same federal rights under the Fair Credit Reporting Act (FCRA) — free annual credit reports, the right to dispute errors, and protections against unfair collection. Get your free reports at AnnualCreditReport.com (the only federally authorized site).
Michigan's Mortgage Brokers, Lenders, and Servicers Licensing Act provides some protection against deceptive mortgage practices. If you believe a lender violated your rights, file a complaint with DIFS at 1-877-999-6442.
Personal loan interest is generally not tax-deductible in Michigan or federally, with limited exceptions (e.g., if the loan is used to purchase investment property). Consult a tax professional before taking a large personal loan for investment purposes.
