A local lender will see what your income actually is.
- 03Write down what you are borrowing for and how you will pay it back.
If you want a business line of credit, show how the business cash flow covers the payment. If you want a rental property loan, show the rent income and your own cash reserve. Lenders want to see you have thought this through.

Don't fall into these traps.
Avoid lenders who advertise on Facebook or promise money in 24 hours without a real application—those are payday traps in disguise. Skip brokers who charge you a fee upfront to "find you a loan"—legitimate lenders charge fees only after closing. Never take a loan from someone you found in a parking lot or through a friend's cousin without checking them with the South Dakota Division of Finance or the Better Business Bureau. If a lender does not ask hard questions or does not give you a written terms sheet before you sign, run.
Fast-cash lenders charging 400% APR by calling themselves 'installment' or 'tribal' loans—avoid anything promising money in 24 hours without a real underwriting process.
