Don't fall into these traps.
Watch for three things. First: broker fees hidden in the rate. Someone offers you a loan at 12% but charges you 3% upfront to 'process' or 'appraise'—that's 15% before you borrow. Ask any lender to quote the APR and the total cost in dollars, not just the rate. Second: collateral creep. You offer your land as security. Then the lender wants your home equity, your truck, your spouse's retirement. Push back. A solid lender takes one piece of collateral and prices it fairly. Third: speed traps. A lender who closes in 48 hours and asks minimal questions is either a payday lender in disguise or buying your loan with strings attached. Real lending takes two to four weeks. That time is your protection.
A middleman adds 2–4% to the true rate and quotes you only the final number, pocketing the difference without you knowing.
You offer land as security; the lender then demands your home, vehicle, or spouse's retirement account to approve the same loan.
A lender closes in 48 hours with no appraisal and minimal paperwork—usually a sign of predatory rates, buyout terms, or a payday loan in disguise.
