How to read this list.

No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

This guide helps solo contractors, small business owners, and real-estate investors in Sarasota County, Florida understand their financing options. It highlights local credit unions, CDFIs, and SBA-connected lenders that actually serve this community — including ITIN-friendly institutions for those without a Social Security Number. It also explains what documents you'll likely need, what Florida-specific rules apply, and how to spot and avoid predatory lending traps.

What Is Business Financing — and What Does It Look Like in Sarasota County?

It's a process, not a rejection.

Business financing is money you borrow or access to start, run, or grow a business. It can come in many forms: a term loan you repay over time, a line of credit you draw from as needed, a microloan for smaller amounts, or equipment financing tied to a specific purchase.

Sarasota County has a diverse local economy built on tourism, construction, healthcare, retail, and professional services. That mix shapes what lenders look for. A landscaping contractor in North Port, a vacation-rental investor in Siesta Key, and a home-care staffing agency in Sarasota city all have very different financing needs — but all of them have real local options beyond the big national banks.

Origin Capital is a directory, not a lender. This guide exists to point you toward the right local doors to knock on — not to sell you anything.

Who Qualifies? Local Economic Context for Sarasota County

Forget what the banks say.

Qualification requirements vary by lender and loan type, but here is what matters most in the Sarasota County context:

Time in business: Most conventional lenders want to see at least 2 years of operating history. Microloans and CDFI loans can work with newer businesses — sometimes even pre-revenue startups with a solid plan.

Credit score: A score above 650 helps with most banks. Credit unions and CDFIs are more flexible, sometimes working with scores in the 580–620 range or with no traditional credit score at all.

ITIN borrowers: If you do not have a Social Security Number but do have an Individual Taxpayer Identification Number (ITIN), you are not out of options.

Several local credit unions and CDFIs in the Sarasota region specifically serve ITIN holders.

Having an ITIN, a history of filing taxes, and a business bank account will strengthen your application significantly.

Industry fit: Sarasota's construction boom and hospitality sector mean lenders here are familiar with seasonal cash flow, subcontractor arrangements, and rental income. Don't assume a lender won't understand your business — ask.

Revenue and cash flow: Most lenders want to see that your business generates enough income to cover a loan payment. Even if your numbers are modest, consistent deposits into a dedicated business bank account tell a positive story.

WHAT TO AVOID

Don't fall into these traps.

Not every lender has your best interest in mind. Here are the warning signs to watch for in Sarasota County and across Florida:

Merchant Cash Advances (MCAs)

These are not loans — they are purchases of your future revenue. The effective annual interest rate can exceed 80–200%. They are common, heavily marketed, and often devastating to small businesses. If someone offers you fast cash based on your daily card sales with no credit check needed, be very careful.

Triple-digit APR online lenders

Some online lenders advertise quickly with no paperwork, but bury extremely high rates in the fine print. Always ask for the Annual Percentage Rate (APR) in writing before signing anything.

Upfront fees before approval

Legitimate lenders do not charge large fees before they approve your loan. An application fee is normal. A $500–$2,000 'processing fee' before you've been approved is a red flag.

Pressure to sign quickly

Any lender who tells you the offer expires in 24 hours or pushes you to sign today is not acting in your interest. A genuine lender gives you time to read the documents and ask questions.

Notary-as-advisor

In Florida's Latino community, notarios (notaries public) sometimes offer financial or immigration services beyond their legal authority. A notary in Florida is not a lawyer and cannot give legal or financial advice. For loan documents, consult a licensed attorney or HUD-approved housing counselor.

Equity stripping in real estate

If you are a real-estate investor or homeowner, beware of lenders who offer refinances or 'equity loans' with balloon payments, hidden prepayment penalties, or terms that seem designed to lead to foreclosure.

If it sounds too easy, ask more questions.

CDFI loans, credit union loans, and SBA-backed loans take a little more time — and that's actually a good sign. A lender who takes time to evaluate you is a lender who wants you to succeed.

Florida-Specific Regulatory Notes

The rules where you are.

Florida has its own rules that affect how business financing works in Sarasota County. Here are the most important ones to know:

Florida usury law

Florida law caps interest rates on most business loans at 18% per year for loans under $500,000 and 25% for loans between $500,000 and $5 million. Loans above $5 million have no cap. This does not apply to federally chartered banks, which follow federal rules — but it is relevant for private lenders and hard-money lenders.

Business registration

All businesses operating in Florida must register with the Florida Division of Corporations (sunbiz.org). LLCs, corporations, and DBAs ('doing business as') are all registered here. Lenders will check this. Registration is inexpensive and can be done online.

Contractor licensing

In Sarasota County, contractors in construction and the skilled trades must hold a valid license through the Florida Department of Business and Professional Regulation (DBPR) or Sarasota County's local licensing board. Some lenders require proof of current licensure before approving a business loan for contractors.

Homestead exemption and collateral

Florida's homestead exemption is one of the strongest in the country — it protects your primary residence from most creditors. However, if you voluntarily pledge your home as collateral for a business loan, that protection may not apply. Read any mortgage or deed of trust carefully.

Florida's documentary stamp tax

When a loan is secured by real estate in Florida, a documentary stamp tax is charged on the mortgage at $0.35 per $100 of the loan amount. This is a closing cost — ask about it upfront so there are no surprises.

No state income tax

Florida has no personal state income tax, which simplifies some financial planning. However, businesses still pay Florida's corporate income tax (5.5%) if structured as a C-corporation.

THE SHORT VERSION

The short version.

  1. 01

If you are a small business owner, solo contractor, or real-estate investor in Sarasota County, here is what you need to know:

  2. 02

Start local. Before going to a national online lender, talk to Suncoast Credit Union, Accion Opportunity Fund, or the SBDC at State College of Florida. These institutions know Sarasota's market and can work with a wider range of borrowers — including ITIN holders and newer businesses.

  3. 03

Get your paperwork ready. Tax returns, bank statements, a business license from sunbiz.org, and a simple P&L will open most doors. Even if your numbers are modest, being organized makes a strong impression.

  4. 04

Use free help. SCORE Manasota and the Florida SBDC are free, experienced, and have no reason to steer you toward bad products. Use them before and during your loan search.
