Gathering documents before you walk into any lender saves time and signals that you are serious. Requirements vary by lender and loan size, but here is what most institutions serving Walton County will ask for:

WHAT TO AVOID

Don't fall into these traps.

The Emerald Coast attracts a lot of money — and unfortunately, some of that includes lenders who target small business owners with unfair products. Here is what to watch for:

Merchant Cash Advances (MCAs)

— These are not loans; they are purchases of your future revenue. MCAs often carry effective APRs of 40–150% or more. They are legal in Florida, but they are rarely the right tool for a small business that has other options. If someone is pushing you toward an MCA without explaining alternatives, get a second opinion.

Confessions of Judgment

— Some out-of-state lenders include clauses that let them freeze your bank account without going to court first. Florida has some consumer protections here, but business borrowers have fewer rights. Read every agreement before signing.

Upfront Fees Before Funding

— A legitimate lender may charge an origination fee at closing, deducted from the loan. A predatory one asks for money upfront before you receive anything. Never pay a significant fee before seeing loan documents.

Pressure and Urgency

— Any lender who tells you the offer expires tonight, or pressures you to sign before you have read the terms, is not acting in your interest. Legitimate lenders give you time to review documents.

Unlicensed Brokers

— In Florida, mortgage brokers must be licensed. Business loan brokers have fewer requirements, which means some operate with no oversight. If someone is charging you a large broker fee to connect you with lenders, verify their credentials and make sure you understand who they work for.

Credit Repair Scams

— If you need to improve your credit before qualifying, go to a HUD-approved housing counselor or the Florida SBDC — both free. Paid credit repair companies rarely do more than you can do yourself.

— Forming an LLC in Florida costs $125 (Articles of Organization) plus $138.75 annual report fee. Many investors and contractors operate under an LLC for liability protection. If you plan to take a business loan under an LLC, the lender may still ask for a personal guarantee.

Homestead Exemption Note

— Florida's homestead exemption protects your primary residence from most creditors. However, if you pledge your home as collateral for a business loan, you waive that protection for that specific debt. Read collateral agreements carefully.

Walton County Occupational License / Business Tax Receipt

— Walton County and its municipalities require a local Business Tax Receipt (BTR) for most businesses. This is separate from your state registration. Contact the Walton County Tax Collector's office for current fees and requirements.
