Predatory lenders advertise 'hard money' and 'no-bank financing' to contractors and investors. They charge 15–25% interest and take your property as collateral. If you miss one payment, they take it. Avoid them. Loan brokers sometimes collect upfront fees ($500–$2,000) before you ever meet a lender, then disappear. Never pay a fee before you have a loan commitment in writing. Payday lenders relabel themselves as 'business lines of credit' and charge 400% APR. Even if you're desperate, they will destroy your business.
