Don't fall into these traps.
Trap one: a lender who asks for money up front to "process" or "hold" your application. Real lenders charge closing costs, not application fees. Trap two: a broker who promises a loan rate that seems too good and then disappears after you've signed papers—always go directly to the lender, not through a middleman unless that person is a trust-worthy community member you know. Trap three: a home purchase that uses your entire down payment and leaves you with no reserves for a roof, septic repair, or property tax jump—buy below your limit.
