How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
This guide helps solo contractors, small business owners, and real estate investors in Kanawha County, West Virginia understand their local financing options. We cover who qualifies, what documents you'll need, which local lenders and CDFIs actually serve this area, and what to watch out for. Origen Capital is a directory — we point you to the right doors, not through ours.
It's a process, not a rejection.
Small business financing is money you borrow or receive to start, run, or grow a business. It can come as a traditional loan (you repay with interest), a line of credit (a flexible pool of funds you draw from), or a grant (money you don't repay, usually with conditions). In Kanawha County, the economy is shaped by energy, healthcare, government services, construction, and a growing small-business corridor in and around Charleston, the state capital.
That mix matters because lenders here understand trades contractors, medical service providers, and small retail — they've been lending to those industries for decades. Whether you're a licensed electrician running your own crew, a property investor in the East End, or someone opening a food business in Nitro or St.
Albans, there is a local financing path for you.
The key is knowing which institution fits your situation — and that's exactly what this guide is for.

Forget what the banks say.
Kanawha County lenders and CDFIs are accustomed to working with borrowers who don't fit a textbook profile. Here's who commonly qualifies for local business financing:
- 01**Solo contractors and trades workers**
Electricians, plumbers, HVAC techs, and general contractors who work independently and need working capital or equipment loans. Many local lenders count consistent 1099 income toward qualification.
- 02**Small real-estate investors**
People buying 1–4 unit rental properties in Charleston neighborhoods like the West Side, Kanawha City, or South Hills. Some local credit unions offer portfolio loans that don't require conventional underwriting.
- 03**Startup or early-stage businesses**
West Virginia has active microloan programs for businesses with little or no credit history. You do not need to be in business for two years to access every option listed here.
- 04**ITIN holders**
If you do not have a Social Security number but have an Individual Taxpayer Identification Number (ITIN), there are lenders and CDFIs in this region who will consider your application. Your immigration status does not disqualify you from every financing option.
- 05**Businesses recovering from hardship**
Kanawha County has faced economic transitions. Lenders here have seen credit bumps and business closures and are often willing to discuss your full story rather than just your score.

Get your papers in order.
Gathering documents before you sit down with a lender saves time and shows you are organized. Most Kanawha County lenders will ask for some or all of the following:
Identity & Residency
- Government-issued photo ID (driver's license, passport, or consular ID)
- ITIN letter or Social Security card
- Proof of address (utility bill, lease, or bank statement)
Business Documents
- Business license or WV Secretary of State registration (free to look up at sos.wv.gov)
- Business bank statements — at least 3 to 6 months
- Articles of organization or incorporation (if LLC or corporation)
- EIN (Employer Identification Number) — free to obtain at IRS.gov
Financial Documents
- Personal tax returns for the past 2 years (or 1 year for micro-lenders)
- Business tax returns if you've filed them
- Profit-and-loss statement — even a simple one-page summary helps
- List of business debts (equipment loans, credit cards, etc.)
For Real Estate Investors
- Property address and purchase price or estimated value
- Rent rolls or lease agreements if the property is already occupied
- Contractor bids if you plan to renovate
For ITIN Borrowers Specifically
- Your ITIN letter from the IRS
- 2 years of tax returns filed with that ITIN
- Proof of consistent income (bank statements, contracts, invoices)
Not every lender will ask for everything on this list. CDFIs and credit unions are often more flexible. Bring what you have and ask what else is needed — that conversation is free.

Don't fall into these traps.
Not every lender has your best interest in mind. Here are the patterns to watch for in Kanawha County and anywhere else:
Merchant Cash Advances (MCAs)
MCAs are not loans — they are purchases of your future revenue. The effective interest rate can exceed 100% APR. They are aggressively marketed to small businesses, especially those that have been turned down by banks. If someone approaches you with a fast cash offer based on your daily credit card sales, slow down and calculate the actual cost before agreeing.
Factor Rate Confusion
Some lenders quote a 'factor rate' like 1.3 or 1.4 instead of an interest rate. A factor rate of 1.4 on a $10,000 advance means you repay $14,000 — that's a 40% fee, often collected in months, not years. Ask every lender: 'What is the APR on this product?' They must tell you.
Upfront Fee Scams
Legitimate lenders do not require large upfront fees before approving your loan. Application fees of $25–$100 are common. Requests for hundreds or thousands of dollars before funding is a red flag.
High-Pressure Tactics
'This offer expires today' or 'We can only hold this rate until Friday' — these are pressure tactics designed to stop you from comparing options. Good lenders give you time to think. Walk away from anyone who won't.
Deed Transfer Schemes
Real estate investors should be especially careful: some predatory actors offer 'equity sharing' agreements or ask you to sign documents that transfer ownership of your property. Have any such agreement reviewed by a WV-licensed attorney before signing. WV Legal Aid (wvlegalaid.org) offers free legal help for qualifying residents.
Online-Only Lenders Without Transparency
Some online lenders target rural and transitional economies like Kanawha County with expensive products. Before using any online lender, verify they are registered in West Virginia with the WV Division of Financial Institutions (dfi.wv.gov) and check their reviews independently.
The Bottom Line on Safety
If something feels rushed, confusing, or too good to be true — it usually is. The local CDFIs, credit unions, and SBA-backed lenders listed in this guide are accountable to their communities. Start there.
Everything below is set by West Virginia, and it reads the same in every county in it. The 15 marks above are this county's own doors — who opens one is decided by them, not by the state.
The rules where you are.
Before you sign any financing agreement in West Virginia, here are state-specific rules and programs worth knowing:
West Virginia Lending Laws
West Virginia has a consumer lending interest rate cap under WV Code §47-6-5. While this applies mainly to consumer loans, it reflects the state's generally borrower-protective stance. Commercial loans have different rules — always read the APR (annual percentage rate), not just the monthly payment.
West Virginia does not have a state-level small business lending disclosure law as strong as some other states, so you must ask lenders to explain the full cost of the loan in writing before signing.
Business Registration
You must register your business with the WV Secretary of State before most lenders will process your application. An LLC registration in WV costs $100 as of 2024. You can do it online at sos.wv.gov. This is a straightforward step and worth doing early.
WV Contractor Licensing
If you are a contractor seeking financing, your WV Contractor's License (issued by the WV Contractor Licensing Board) may be required by lenders as proof of legal operation. Make sure your license is current.
Tax Considerations
West Virginia has a state business and occupation (B&O) tax structure that differs from neighboring states. Your SBDC advisor can explain how your business structure affects your tax obligations — and how that affects what you report on a loan application.
Opportunity Zones
Parts of Charleston and Kanawha County fall within federally designated Opportunity Zones. Investors in these zones may access tax incentives. The Charleston Area Alliance can tell you exactly which parcels qualify.
Disaster and Recovery Funds
Kanawha County has been designated for federal disaster assistance in past flood events. If your business suffered storm damage, the SBA's Economic Injury Disaster Loan (EIDL) program may have open windows — check disasterloanassistance.sba.gov.
The short version.
- 01
Here is the short version of everything in this guide:
- 02
1. Start with free help. Before you apply anywhere, call the WV Small Business Development Center in Charleston (wvsbdc.com) or connect with a SCORE mentor. They are free, confidential, and will help you figure out what loan amount and type makes sense for your situation.
- 03
2. Get your documents ready. Two years of tax returns, recent bank statements, a basic profit-and-loss sheet, and your WV business registration go a long way. ITIN holders: bring your ITIN letter and tax returns.
- 04
3. Try the local layer first. CDFIs like Woodlands Community Lenders and Appalachian Community Capital, local credit unions like WV United Federal Credit Union, and state programs through WVEDA are your best first stops — especially if your credit or business history is limited.
