For assets:

- Documentation of any gift funds (gift letter from the donor, their bank statement showing the transfer)
- Retirement or investment account statements if using those funds
For the property:
- Signed purchase contract
- Homeowners insurance quote
- HOA documents if the property is in an association (very common in Crested Butte developments)
A practical tip for Gunnison County buyers: If your home will be in a rural area with a well and septic system, budget for a well-water test and septic inspection — lenders often require these before closing, and they take time to schedule in a rural county with limited inspection capacity.

The mountain West real estate market attracts a mix of legitimate lenders and operators who prey on urgency, language barriers, and limited local competition. Here is what to watch for:
Rent-to-own or "land contract" deals with no attorney review
These arrangements are not inherently predatory, but they are commonly misused in rural markets. If someone offers to sell you a home on a contract with no title transfer until you finish paying, have a real estate attorney (not the seller's attorney) review every document before you sign anything.
Yield-spread pressure and rate bait-and-switch
You receive a quoted rate, then — right before closing — the rate changes due to "market movement" or a paperwork issue. Legitimate lenders lock your rate in writing. Get a Loan Estimate within three business days of application (this is federally required) and a written rate-lock confirmation if you want to lock.
Foreclosure rescue scams
If you are struggling with a mortgage, be extremely cautious of anyone who asks you to transfer title to your home as part of a "rescue" or "save your home" program. This is a well-documented scam. Contact a HUD-approved counselor — free of charge — instead.
Lenders who discourage questions about fees
