In Latin American Spanish, 'notario' means a licensed attorney. In Florida, a notary public is not an attorney and cannot give legal advice or prepare mortgage documents. Some notarios fraudulently charge fees to prepare immigration or real estate paperwork. Use only licensed Florida attorneys or HUD-approved counselors for legal housing advice.
**Predatory hard-money lenders**
Hard-money loans (short-term, very high interest, often double-digit rates) have their place in real estate investment but are completely inappropriate for a primary home purchase. If a lender quotes you an interest rate above 12% for a home loan, walk away and call a HUD counselor.
**Loan flipping**
Some lenders encourage you to refinance repeatedly, each time charging new fees. Your loan balance goes up while your equity is stripped away. Refinancing can be a good tool, but only when it genuinely lowers your cost — not just the lender's.
