How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Jun 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Buying a home in Hardee County is very possible, even if your income comes from agricultural work, self-employment, or if you don't have a Social Security number. This guide walks you through the types of home loans available, who qualifies, what documents you'll need, and which local lenders and nonprofits actually serve Wauchula, Bowling Green, and the surrounding communities. We highlight the local intermediary layer — credit unions, CDFIs, and ITIN-friendly lenders — because those are the organizations that know your situation best. Take your time, compare your options, and never feel rushed into signing anything.
What Is Home Financing?
Home financing — commonly called a mortgage — is a loan that helps you buy a house. You borrow money from a lender, use the home as collateral, and pay the loan back in monthly installments over many years (usually 15 or 30). The loan amount, interest rate, and term depend on your financial profile and the type of loan you choose.
In Hardee County, the most common loan types include:
- Conventional loans — standard mortgages offered by banks and credit unions, typically requiring a credit score of 620 or higher and a down payment of 3–20%.
- FHA loans — backed by the Federal Housing Administration; more flexible credit requirements (as low as 580) and down payments as low as 3.5%. A good starting point for first-time buyers.
- USDA Rural Development loans — because much of Hardee County is classified as rural, many buyers here qualify for zero-down-payment loans through USDA's Single Family Housing programs.
- VA loans — for eligible veterans and active-duty service members; no down payment required.
- ITIN loans — for buyers who do not have a Social Security number but do have an Individual Taxpayer Identification Number (ITIN). Several lenders serve this community specifically.
Remember: a mortgage is a long-term commitment. There is no rush. Understanding what you're signing is the most important first step.

Forget what the banks say.
Hardee County's economy is built largely on agriculture, cattle ranching, phosphate mining, and small businesses. Many residents are seasonal workers, independent contractors, or self-employed — which means your income may look different on paper than a salaried worker's. That's okay. Lenders who know this region understand that.
Income considerations for Hardee County residents:
- Agricultural and seasonal workers can use pay stubs, W-2s from multiple employers, or — for self-employed individuals — two years of tax returns (Schedule C or Schedule F for farm income).
- Self-employed contractors typically need 24 months of self-employment history and bank statements.
- ITIN holders can qualify through lenders that specialize in non-traditional documentation; consistent bank deposits and two years of tax filings using your ITIN are key.
General qualification factors most lenders look at:
- Debt-to-income ratio (how much of your monthly income goes toward debts) — ideally 43% or lower.
- Credit history — even a thin credit file can sometimes be supplemented with rent payment history or utility bills.
- Stable income history, even if the income type is non-traditional.
- Down payment savings (varies by loan type; USDA and VA have zero-down options).
Because a large portion of Hardee County falls within USDA-eligible rural zones, many buyers qualify for loans with no down payment — a significant advantage in a county where median incomes are modest.

Get your papers in order.
Gathering your documents early saves time and stress. Here is a practical checklist for most Hardee County home loan applications:
Identity & Residency
- Government-issued photo ID (driver's license, passport, or consular ID/matrícula consular)
- Social Security number OR ITIN
- Proof of residency (utility bill, lease agreement)
Income & Employment
- Last 2 years of federal tax returns (all pages, including Schedule C, E, or F if applicable)
- W-2s or 1099s from the last 2 years
- Recent pay stubs (last 30 days) — or 12–24 months of bank statements if self-employed
- Profit-and-loss statement if self-employed (prepared by a tax professional if possible)
Assets & Debts
- Last 2–3 months of bank statements
- Documentation of any gifts toward a down payment (gift letter)
- List of existing debts: car loans, student loans, credit cards
Property
- Purchase agreement (once you have one)
- Information about the property address (for USDA eligibility check)
For ITIN applicants specifically:
- ITIN letter from the IRS
- 2 years of tax returns filed with your ITIN
- 12–24 months of bank statements showing consistent deposits
- Some lenders also accept a letter from an employer or references from a landlord
Organizing these documents in a folder — physical or digital — before you speak with a lender puts you in a strong position.

Don't fall into these traps.
Hardee County has a tight-knit community, but that also means word-of-mouth referrals don't always lead to the best — or most honest — lender. Here are the warning signs to watch for:
"Rent-to-own" or "contract for deed" arrangements without legal review
Some sellers offer informal arrangements where you pay monthly toward eventual ownership, but you don't actually hold the deed. If the seller has a mortgage on the property and stops paying it, you could lose your home and all your payments. If you ever consider a rent-to-own or contract for deed, have a licensed Florida attorney review the agreement first.
Unusually high interest rates
As of 2024, typical 30-year fixed mortgage rates hover in the 6–8% range depending on credit and loan type. If someone quotes you a rate of 10%, 12%, or higher without a clear explanation, walk away and get a second opinion.
Pressure to decide quickly
A legitimate lender will never pressure you to sign today. Anyone who says "this rate is only good until tonight" or "you'll lose the house if you don't sign now" is using a tactic designed to prevent you from thinking clearly. Take your time.
Upfront fees before a loan is approved
Legitimate lenders may charge an appraisal fee upfront (typically $400–$600), but they should never ask for large cash payments before your loan is approved or demand fees for "guaranteed approval."
Fake HUD counselors or grant programs
Some bad actors advertise "free government grants" for down payments that don't exist. Legitimate down payment assistance programs in Florida are administered through Florida Housing Finance Corporation or approved nonprofits — and they are always accessed through licensed lenders, never through a private individual asking for a processing fee.
Notario fraud
In the U.S., a "notario" or notary public is not a licensed attorney and cannot provide legal advice or prepare immigration-related documents. Unfortunately, some individuals present themselves as having legal authority they don't have. For any legal real estate question, consult a licensed Florida attorney or a HUD-approved housing counselor.
Loan flipping
This happens when a lender convinces you to refinance your mortgage repeatedly, each time charging new fees while adding little or no benefit to you. If someone approaches you about refinancing shortly after you close, be skeptical.
The rules where you are.
Florida has some important rules that protect home buyers and affect how the purchase process works. Here's what Hardee County buyers should know:
Florida is an "attorney state" — or is it?
Florida does not require an attorney to close a real estate transaction (unlike some states), but you may choose to hire one. Title companies are commonly used for closings in Florida. Make sure your title company is licensed and in good standing with the Florida Department of Financial Services.
Homestead Exemption
Once you own and occupy your home as your primary residence in Florida, you can apply for the Homestead Exemption with the Hardee County Property Appraiser. This reduces your assessed value by up to $50,000 for property tax purposes, lowering your annual tax bill. You must apply by March 1 of the year following your purchase. This is a significant benefit — don't miss it.
Save Our Homes (SOH) Cap
Once you have a Homestead Exemption, Florida law limits how much your home's assessed value can increase each year (currently capped at 3% or the Consumer Price Index, whichever is lower). This protects your property taxes from rising sharply even if market values increase.
Flood Zone Awareness
Parts of Hardee County lie in FEMA flood zones, particularly near the Peace River. Before purchasing, ask your lender and real estate agent about the property's flood zone designation. If the home is in a Special Flood Hazard Area (SFHA), your lender will require flood insurance, which adds to your monthly costs. Check fema.gov/flood-maps.
Florida Mortgage Licensing
All mortgage loan originators in Florida must be licensed through the Nationwide Multistate Licensing System (NMLS). Before you work with any lender or broker, you can verify their license at nmlsconsumeraccess.org. This only takes a few minutes and is an important step.
Documentary Stamp Tax
Florida charges a documentary stamp tax on mortgage notes: 35 cents per $100 of the loan amount. This is a closing cost — your lender must disclose it in your Loan Estimate. Make sure it appears in your paperwork.
The short version.
- 01
If you live and work in Hardee County — whether you're in Wauchula, Bowling Green, Zolfo Springs, or out in the county — buying a home here is within reach. Here's the short version of what you need to know:
- 02
1. USDA loans are a strong option here. Much of Hardee County qualifies for USDA Rural Development financing, which means zero down payment for eligible buyers. Ask any participating lender about this.
- 03
2. Florida Housing offers real down payment help. Programs like Florida Assist ($10,000 deferred) and Hometown Heroes (up to $35,000) can cover the cash gap for many buyers. These are accessed through approved local lenders.
- 04
3. You don't need a Social Security number to buy a home. ITIN mortgage products exist. Ask lenders directly. A HUD-approved housing counselor can help you find the right fit.
