The doors in Franklin Parish.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Franklin Parish has real options for home financing—but they're not at the big banks that turned you down. This guide points you to local credit unions, CDFI lenders, and state programs that actually work with contractors, self-employed people, and small real-estate investors. Start with your local intermediaries, not the national chains.
It's a local problem, not a national one.
Bank rejection in Franklin Parish isn't about you—it's about their algorithm. National lenders see self-employment, non-traditional income, or an ITIN and hit reject automatically. But local credit unions, CDFIs (Community Development Financial Institutions), and state-backed programs see your actual capacity to pay. They know Franklin Parish. They know contractors work seasonally.
They know real-estate investors need different proof.
Start by treating home financing as a local conversation, not a national commodity.

Forget what the banks say.
Banks will tell you that you need two years of tax returns, a W-2, and a 740 credit score. They will also tell you that 'no banks lend to people like you.' Both are lies designed to protect their process, not your interests. Credit unions in Franklin Parish regularly finance homes for contractors and self-employed borrowers using bank statements, profit-and-loss statements, and seasonal income.
CDFIs use community wealth, not credit scores alone.
State programs like the Louisiana Home Loan Program exist partly because banks say no. Listen to the banks for their 'no,' but then go somewhere else for your 'yes.'

Three things you can't skip.
- 01Know your actual income
Bring six months of bank statements, your last two years of tax returns (even if messy), and a simple P&L if you're self-employed. Lenders here want to see cash flow, not just paperwork.
- 02Check your credit early
Before you apply. A free annual report from annualcreditreport.com costs nothing and tells you what you're working with. A single-digit score issue is fixable before you ask for money.
- 03Get pre-approval in writing from a local source
Not a pre-qualification letter. A real pre-approval from a credit union or CDFI means they've looked at your actual numbers. Banks use pre-qualification as a marketing trick; local lenders use it as a promise.

Don't fall into these traps.
Banks and brokers will disguise their rejection as caution. They'll say 'we just can't make it work,' then offer you a 'bridge loan' or 'hard money' option at 12% interest. That's a trap. Hard money is for emergency flips, not home financing. Slow down and go to a credit union or CDFI instead. Online brokers will collect your SSN, ITIN, and bank login before they ever tell you the interest rate, then sell your data if you don't close. A CDFI or local credit union will tell you their terms upfront and never ask for access to your accounts. Finally, don't let anyone tell you that a personal loan from an online lender is 'faster' than a home loan. It is faster, but it costs you thousands in interest and gives you no equity. Save the three months and do it right.
A broker or bank will reject you, then offer a 12%+ 'bridge' or 'hard money' loan as the only way forward—it's not; it's expensive and temporary.
Online lenders collect your SSN, ITIN, and bank login before disclosing terms, then sell your information if you don't close.
A personal loan from a fintech company closes faster but costs you 10%+ interest and builds no home equity; it's not faster, it's more expensive.
Everything below is set by Louisiana, and it reads the same in every county in it. The 5 marks above are this county's own doors — who opens one is decided by them, not by the state.
The rules where you are.
None of this is set by a lender. Louisiana sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- PROPERTY TAX0.55% effective
What Louisiana charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.
- MEDIAN HOME, STATEWIDE$199K
The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.
- STATE INCOME TAX3.0% flat (2025)
It comes off before a lender works out how much of your income can go to a payment.
- COST OF LIVING91.4
National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.

The short version.
- 01
5 doors sit inside the Franklin Parish line. They are up the page, by name and by town — and none of them paid to be there.
- 02
4 of them are certified by the U.S. Treasury as CDFIs. Lending where a bank will not is their mandate, not a favour.
- 03
This page did not ask you for a name, an email, or a number, and nothing on it changes based on who you are.
