Forget what the banks say.
Stone County has a population of roughly 18,000. The local economy is grounded in forestry, timber processing, construction trades, agriculture, and small retail. Many residents are self-employed contractors, seasonal workers, or gig workers — income types that mainstream banks sometimes struggle to evaluate fairly.
You may qualify for home financing if you:
- Have been employed or self-employed for at least two years (lenders want to see stability, not perfection)
- Can show income through tax returns, bank statements, or 1099s
- Have a credit score in the mid-500s or above (FHA goes as low as 580 with 3.5% down; some CDFIs have no minimum)
- Have an ITIN (Individual Taxpayer Identification Number) instead of a Social Security number — some local and regional lenders accept this

Stone County is a rural area with limited local banking competition. That gap sometimes attracts lenders and brokers who charge more than they should, or structure loans in ways that benefit themselves at your expense. Here is what to watch for:
High-cost or balloon loans
Some lenders offer loans with low monthly payments that suddenly require a large lump-sum payment (a "balloon") after five or seven years. If you cannot refinance or sell by then, you can lose the home. Ask directly: "Does this loan have a balloon payment?"
Rent-to-own and contract-for-deed arrangements
These are sometimes marketed to buyers who cannot get traditional financing. In Mississippi, contract-for-deed buyers often have fewer legal protections than traditional mortgage borrowers — if you miss a payment, you may lose the home without any foreclosure process or equity return. If someone offers you a contract-for-deed, have an attorney review it first.
Yield spread premiums and broker markups
Mortgage brokers are legal and often helpful — but some markup interest rates to earn extra commission without disclosing it clearly. Ask every lender: "What is your origination fee?" and "Are you receiving any yield spread premium on this loan?"
Deed theft and title fraud
In rural areas, some bad actors target elderly or financially distressed homeowners with fraudulent deed transfers. If anyone offers to "help you save your home" by having you sign papers transferring ownership, stop and call a trusted attorney or HUD housing counselor first.
Unsolicited offers and high-pressure timelines
Legitimate lenders do not pressure you to sign today. If someone says the rate disappears in 24 hours or that you need to decide before reviewing documents carefully, walk away.

Mississippi has its own rules that affect home financing. Here are the most important ones for Stone County buyers:
Mississippi Home Corporation (MHC) Programs
MHC administers two key programs:
A 30-year fixed-rate mortgage paired with down payment assistance for first-time buyers. Income and purchase price limits apply.
A mortgage revenue bond program offering below-market interest rates for qualifying low-to-moderate income buyers. Both programs require a homebuyer education course (usually free or low-cost online). Homestead Exemption Mississippi offers a homestead exemption that reduces property taxes on your primary residence. Apply at the Stone County Tax Assessor's office in Wiggins after you close. You must own and occupy the home as of January 1 to qualify for that tax year. This can save several hundred dollars per year. Foreclosure Process Mississippi is a non-judicial foreclosure state, meaning a lender can foreclose without going through a court — and the process can move relatively quickly (as few as 60 days after default notices). This makes it especially important to communicate with your lender early if you ever fall behind on payments. Do not wait. Deed of Trust vs. Mortgage Mississippi uses a Deed of Trust structure for most home loans.
