NO DOORS INSIDE THE LINE

No institution is headquartered inside the Clark County line.

THE DIRECTORY

The doors in Clark County.

The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

THE SMALL PRINT

How to read this list.

No agenda

We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.

Based here vs. serves here

A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.

Where this comes from

Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.

THE GUIDE

Clark County homebuyers and small investors often hit walls at big banks. This guide points you to local and regional lenders who actually work with solo contractors, self-employed people, and those rebuilding credit. Start with your county CDFI and credit union, then move through SBA and state programs.

It's a process, not a permission slip.

Home financing in Clark County is a step-by-step path, not a single yes or no from one banker. You will move through qualification, appraisal, underwriting, and closing. Each step has checkpoints, but none of them are hidden.

If you know what comes next, you stay in control.

Small lenders and CDFIs often walk slower but they walk with you. Banks move fast only if you already fit their template.

Forget what the banks say.

Big banks tell you credit score is everything, or that you need two years of tax returns, or that self-employment income doesn't count. None of that is absolute. Local CDFIs and credit unions in Missouri score character and payment history as much as FICO. SBA-backed loans explicitly allow self-employed borrowers and non-standard documentation.

If one lender says no, another path exists—but you have to know where to look.

That's the whole point of starting local.

THE LAND AROUND ITMissouri, at last light.

Three things you can't skip.

  1. 01Get a clear picture of what you owe and what you own.

Pull your credit report from annualcreditreport.com (free, once a year) and write down all debts, savings, and assets.

  2. 02Know your down payment number

In Clark County, conventional loans want 5–20 percent down; FHA loans want 3.5 percent. USDA loans (if you're in a rural part of the county) want zero down.

  3. 03Find a mortgage broker or loan officer who knows your county, not someone in a call center in another state.

Personal connection matters for small deals.

WHERE TO START

Three doors worth knowing.

Door one is your local credit union—Hannibal Regional or another Missouri credit union that serves Clark County. They hold loans longer and care about your story, not just your score.

WHAT TO AVOID

Don't fall into these traps.

Avoid predatory brokers who promise speed but hide fees in the fine print. Avoid 'hard money' or 'private money' lenders unless you have no other path—their rates are brutal and they own your house if you miss a payment. Don't max out your credit cards while you're applying; lenders check your debt-to-income ratio right before closing, and new debt can kill the deal. Don't skip the home inspection or appraisal just to close fast. And don't borrow from friends or family without a written loan agreement—it clouds your debt picture and confuses underwriters.

RATES SOUND LOW, FEES ARE HIDDEN

A broker quotes a low rate but buries origination fees, appraisal fees, title fees, and processing fees in the fine print; always ask for a Loan Estimate and compare the total cost.

HARD MONEY MASQUERADES AS HELP

Private lenders offer fast cash but charge 12–18 percent interest and take a lien on your property; use only as a last resort after exhausting CDFIs and SBA options.

NEW DEBT KILLS CLOSING

You qualify for a loan, but then buy a car or max out a credit card, raising your debt-to-income ratio and causing the lender to back out at the last moment.

Everything below is set by Missouri, and it reads the same in every county in it. Who opens the door is not: 3 of the 7 above will take an ITIN instead of a social security number.

The rules where you are.

None of this is set by a lender. Missouri sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.

  • PROPERTY TAX1.01% effective

What Missouri charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.

  • MEDIAN HOME, STATEWIDE$234K

The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.

  • STATE INCOME TAX2.0% – 4.7%

It comes off before a lender works out how much of your income can go to a payment.

  • COST OF LIVING88.6

National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.
