Don't fall into these traps.
Avoid lenders or loan officers who promise fast approval without asking for documentation. Avoid refinance offers from unknown online companies—they prey on rejection. Do not accept a loan with a prepayment penalty. Do not agree to an adjustable-rate mortgage (ARM) unless you plan to sell or refinance within 5 years; in rural Nebraska, rates can jump and you can't refinance easily. Do not borrow against your future income to cover a down payment—it locks you into debt before you own.
