USDA Rural Development, VA loans (if you served), state bond programs, tribal programs (if applicable), and local credit union options all have different rules. Don't assume you're locked out.
- 02Gather the paperwork that proves your income
Tax returns, profit-and-loss statements, bank statements going back two years. Rural lenders understand that W-2 income isn't the only kind of income.
- 03Get pre-qualified by at least two local lenders so you know your real price range and monthly payment.
- 04Work with a local real estate agent or attorney who knows county property records, water rights, and easements.
Rural property is simpler in some ways and much more complicated in others. Don't skip this step.

Don't fall into these traps.
Watch out for lenders who promise speed over clarity. A loan that closes in three days and you don't fully understand is a loan that will hurt you.
