Don't fall into these traps.

The valley's older and rural housing stock attracts a specific set of bad deals.

Seller-financed real estate contracts and rent-to-own.

Covered above and worth repeating: no recorded deed and no real closing means no protection. This is the single most common way families here lose money on a home.

Buying a manufactured home on a rented lot without reading the lot lease.

The home can be yours while the ground rent rises out of reach, and moving a home costs more than most people expect. Read the lease term and the rent escalation before you buy the home.

Skipping the inspection to win the house.

In a market with older homes, the inspection is where you learn whether you are buying a roof, a furnace, and a panel along with the house. Pay for it.

Foreclosure rescue and loan modification fees.

HUD-approved counseling is free. Anyone charging you upfront to negotiate with your lender is taking money you need.

Signing a deed over to anyone.

No legitimate arrangement requires you to transfer your deed to a person who promises to protect you.

A payment quoted without taxes and insurance.

That is not your payment. Ask for the full monthly figure in writing, including escrow.

Equity-stripping refinances.

Watch for a refinance that raises your payment, adds decades to the term, or rolls large fees into the balance.

Documents in a language you do not read comfortably, and pressure to sign today.

Ask for time and for translation. A real lender will still be there next week; a person who cannot wait is selling you the urgency.

Washington Notes That Change the Math

Five Washington and Yakima realities decide whether a purchase here is safe.

Closings go through escrow, not a courtroom or an attorney.

Washington buyers typically use an escrow company and a title insurance policy. Do not skip title insurance, especially on a rural parcel or an older home that has changed hands informally. It is the cheapest protection in the transaction.

Real estate contracts are still used here, and they are dangerous.

In a seller-financed real estate contract, you pay for years while the seller holds title. In some versions, one missed payment can cost you the home and everything you put into it. If a seller proposes this, have an attorney or a housing counselor read it before you sign anything, and understand that it is not the same as a mortgage.

Wells, septic systems, and water rights are underwriting issues.

On a rural property, a lender will want a water quality test and evidence the septic system works. Irrigation water is a separate legal question from the land itself — confirm what water rights come with the parcel and what an irrigation district assessment will cost you annually.

Manufactured homes follow their own rules.

Whether the home is titled as real property or personal property changes your loan options completely, as does whether you own the land or lease a space in a park. A home on a rented lot is financed more like a vehicle than a house. Ask before you fall in love with it.

Property tax relief exists and is not automatic.

Washington offers exemption and deferral programs for qualifying seniors, veterans, and people with disabilities, handled at the county. Apply; nobody applies for you. One more: any individual originating a residential mortgage must be licensed and carry an NMLS identification number. Ask for it. Anyone who will not give you one should not be receiving your documents.
