No institution is headquartered inside the Guthrie County line.
That is not a gap in this page, and it is not unusual: 44 of Iowa's 99 counties hold a door in this lane, and Guthrie County is not one of them. What does serve it is below, by name and by town.
The doors in Guthrie County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Guthrie County has fewer big-bank branches than you might need, but that's not your problem—it's theirs. You have access to Iowa credit unions, state CDFIs, and SBA-backed lenders who understand rural business and real-estate deals. Start local, skip the rejection loop, and know which doors actually open for contractors and small investors.
It's a relationship, not a transaction.
Banks treat financing like a vending machine: feed in paperwork, get a yes or no. Local lenders and credit unions in Iowa treat it like a conversation. They ask how your business actually works, what land you're buying, and whether you've got a real plan.
That conversation takes longer up front, but it avoids the dead-end rejection letter.
In Guthrie County, where population is under 10,000, relationship lending isn't fancy—it's how things get done. The lender who knows your contractor name and sees you at the feed store is more likely to say yes than a loan officer in Des Moines reading your file cold.

Forget what the banks say.
Major banks have standardized credit scores, debt-to-income ratios, and collateral formulas. If you don't fit the box, they say no—and they move on. But Iowa has a whole layer of lenders below the big banks: credit unions that flex on credit scores, CDFI lenders that understand self-employment income and seasonal cash flow, and SBA-district lenders who are trained to work with contractors and small operators.
When a bank tells you "no," you haven't hit the ceiling—you've just hit the wrong window.
The state SBA district office in Des Moines can point you to lenders who say yes to the deals banks decline. Your job is to know that alternative layer exists before you let one rejection become your final answer.

Three things. Get them in order.
- 01Know your own story
How much do you need, what will it buy or build, and when will you pay it back? Don't guess. Write it down. If you're a contractor bidding jobs or a real-estate investor flipping houses, you need to show *why* the money makes sense for *your* business, not just that you want it.
- 02Check your credit file at annualcreditreport
Com (free, federal rule). If there are errors, dispute them now. You don't need a perfect score to qualify for credit-union or CDFI loans—many approve at 600 or lower—but you need to know what's on your report.
- 03Gather your documents before you walk in
Tax returns (two years), bank statements (three months), proof of income if you're self-employed, and any contracts or purchase agreements if you're financing a deal. Small lenders move fast when you show up ready; they stall when you say "I'll get those next week."

Don't fall into these traps.
Trap 1: Don't use a payday lender or title pawn for business or real-estate money. Yes, they say yes fast. They also charge 400% annual interest and will drain your cash flow until the business fails. If you're broke enough for a payday loan, you need an SBA microloan or CDFI bridge loan, not a trap.
Trap 2: Don't let a broker or loan officer rush you. If someone says "sign today and fund tomorrow," they're probably selling you a high-fee loan designed to fail so they can resell your collateral. Real lenders give you time to read the fine print and ask questions.
Trap 3: Don't confuse pre-approval with approval. A bank or lender might pre-approve you for an amount, then later change the terms or deny the final application after you've already committed to a property or contract. Get the final commitment in writing before you sign anything else.
Online lenders dressed up as "fast business loans" or "contractor cash advances" charge 400%+ APR and are designed to trap you in debt cycles.
Loan officers who pressure you to sign fast before you read terms are usually earning fat commissions on high-fee loans that don't serve your business.
Some lenders ask you to pledge your home or personal assets for a small business loan; real lenders do not, or use only the business asset as collateral.
Everything below is set by Iowa, and it reads the same in every county in it. Who opens the door is not: 3 of the 5 above will take an ITIN instead of a social security number.
The rules where you are.
None of this is set by a lender. Iowa sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- STATE INCOME TAX3.8% flat (2026)
What the state takes off what you earn, before anyone works out what payment you can carry.
- SALES TAX6.0% state · 0.9% avg local
What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.
- MEDIAN HOUSEHOLD INCOME$71K
Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.
- COST OF LIVING89.9
National index, where 100 is the country's average. Under 100 means your money goes further here.
