That is not a gap in this page, and it is not unusual: 42 of Iowa's 99 counties hold a door in this lane, and Adams County is not one of them. What does serve it is below, by name and by town.
The doors in Adams County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Adams County has real financing options beyond the big banks—local credit unions, community lenders, and SBA programs designed for people who've been turned down before. This guide walks you through who lends here, what they actually want, and how to avoid the traps. Start with your county SBA office and the credit unions that know your community.
It's a relationship, not a transaction.
Banks treat you like a number and a risk score. Real lenders in Adams County—credit unions, community development lenders, SBA-backed banks—treat you like a neighbor whose business they want to understand. They care about your plan, your track record, and whether you're serious. That relationship matters when you hit a bump or need to adjust.
It also matters when the application process isn't a black box.
You can talk to a real person, ask why something matters, and fix it if you got it wrong. That's the difference between a loan you fight for and a loan that makes sense.

Forget what the big banks say.
A rejection from Wells Fargo or a regional bank doesn't mean you can't borrow. It means you didn't fit their template—not that you're not creditworthy. Big banks want perfect credit, 20% down, two years of tax returns showing high profit, and collateral they understand. None of that is the only way. SBA loans accept lower credit scores and less seasoning.
Credit unions care more about character and cash flow.
Community development lenders specifically lend to people banks reject. And ITIN lenders exist for contractors and investors without a Social Security number. When a bank says no, that's not the end of the story—it's the beginning of finding the right lender.

Four things. Get them in order.
- 01Know your credit score and credit report before you apply anywhere.
Pull it free at annualcreditreport.com. If there are errors, dispute them—they slow everything down and they're not your fault.
- 02Gather your last two years of tax returns
Recent bank statements (three months), and a one-page description of what you're borrowing for and how you'll repay it.
- 03Decide what type of lender fits your situation
SBA if you want lower rates and longer terms, credit union if you want to stay local and keep it simple, CDFI if you've been rejected or have spotty credit, ITIN lender if you don't have an SSN.
- 04Call or visit in person
Don't just fill out an online form and wait. Talk to a loan officer. Tell them your story. Ask what they need from you. That conversation saves months.

Four doors worth knowing.
Door 1: Iowa Small Business Development Center (SBDC)—they're free and they help you write a business plan, understand your finances, and prep for a loan application.

Don't fall into these traps.
Watch for online lenders promising instant approval with no credit check—they're charging 300% to 500% interest and will own your business if you can't pay. Avoid loan brokers who promise they can get you money and ask for an upfront fee—legitimate lenders don't charge to apply. And don't borrow more than you need just because someone offers it—the math only works if the loan pays for itself, not if you're using borrowed money to cover a bad month.
You pay the loan off early to save interest and discover you owe a penalty—read the fine print before you sign.
The lender says the business is the collateral, but then puts your personal home or truck at risk if the business fails—negotiate this before you close.
A middleman finds you a lender, charges you 2–5% upfront, and you end up paying thousands for a connection you could've made yourself.
Everything below is set by Iowa, and it reads the same in every county in it. Who opens the door is not: 3 of the 5 above will take an ITIN instead of a social security number.
The rules where you are.
None of this is set by a lender. Iowa sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- BUSINESS TAX7.1%
What Iowa charges on top of federal. It is the first thing a lender reconciles when your numbers do not match your tax return.
- CORPORATE INCOME TAX7.1%
It depends on how the business is registered. A sole proprietor almost never pays it — worth knowing which side of that line you are on before you apply.
- SALES TAX6.0% state · 0.9% avg local
What you collect on a job, and what your materials cost. It is the gap between a bid that holds and one that does not.
- WHERE THE MONEY IS HEREAgriculture & Corn · Insurance & Finance · Renewable Energy
Iowa's three biggest sectors. A local lender reads your file against them — a trade that serves these is a trade they already understand.
