That is not a gap in this page, and it is not unusual: 44 of Iowa's 99 counties hold a door in this lane, and Adams County is not one of them. What does serve it is below, by name and by town.
The doors in Adams County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Adams County contractors and small investors have real options beyond traditional banks—local credit unions, community development finance institutions, and SBA-backed lenders that understand your situation. This guide points you to the right doors in your county and the nearest regional networks. You don't need perfect credit or a three-year tax history to qualify.
It's a relationship, not a transaction.
Banks treat you like a line item. Local lenders in Adams County—credit unions, CDFIs, and community banks—treat you like a neighbor with a real business. They know what contractor work looks like in winter, they understand real-estate seasonality, and they're not running your application through an algorithm in another state. That relationship matters.
When you walk into a room with a local lender, they already know the county's economy.
Use that. Build it.

Forget what the banks say.
Banks say you need two years of tax returns, perfect credit, and a pristine balance sheet. That's one rulebook. Credit unions, ITIN-friendly lenders, and CDFIs play by different rules. They look at cash flow, collateral, and whether you've kept your word to other lenders in your county.
Your credit score is one piece, not the whole story.
If a bank said no, that's not the end—it's a signal to walk through a different door.

Five things. Get them in order.
- 01Know your exact monthly cash flow for the last twelve months—not tax returns, actual deposits and withdrawals.
- 02List every piece of collateral you have, even if it seems small.
- 03Find out which lenders in Adams County work with your industry (contracting, real estate, equipment).
- 04Get a copy of your credit report and correct any errors before you apply.
- 05Prepare a one-page explanation of what you need the money for and why you'll pay it back.
Do these five in order. Don't skip to the loan application.

Don't fall into these traps.
Predatory lending in rural Iowa often wears a friendly face. Watch for lenders who promise speed without asking questions—they're pricing in risk you'll pay for later. Avoid anyone who tells you upfront fees are 'non-refundable' or who bundles insurance into the loan without explaining it separately. And don't let urgency push you into an ARM (adjustable-rate mortgage) or a balloon payment you can't refinance. If the deal feels rushed or the terms are unclear, walk away. The right lender will still be there tomorrow.
Lender charges you a fee for paying off the loan early; locks you in for the full term even if you find better rates later.
Low monthly payments hide a huge lump-sum payment due at the end; designed to force you to refinance into a new, worse loan.
You sign away personal assets as collateral, and the lender can come after your house or savings if the business loan goes south.
Everything below is set by Iowa, and it reads the same in every county in it. Who opens the door is not: 3 of the 5 above will take an ITIN instead of a social security number.
The rules where you are.
None of this is set by a lender. Iowa sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- STATE INCOME TAX3.8% flat (2026)
What the state takes off what you earn, before anyone works out what payment you can carry.
- SALES TAX6.0% state · 0.9% avg local
What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.
- MEDIAN HOUSEHOLD INCOME$71K
Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.
- COST OF LIVING89.9
National index, where 100 is the country's average. Under 100 means your money goes further here.
