Don't fall into these traps.
CASH-ADVANCE LENDERS DISGUISED AS MORTGAGES. Some online lenders advertise fast approval and no-credit-check mortgages. These are not mortgages. They are predatory loans with rates above 10 percent, balloon payments, and prepayment penalties. A real mortgage takes 30 to 45 days and requires verification; speed is a warning sign. **BROKER FEES HIDDEN AFTER CLOSE**: Some mortgage brokers quote a rate but bury fees in closing costs. Always request a Loan Estimate in writing (federal law requires it within three days of application) and ask the broker to itemize every fee. If they refuse or seem evasive, walk to a lender who will. **OVEREXTENDING WITH ARM ADJUSTMENTS**: An adjustable-rate mortgage (ARM) may offer a lower starting rate, but in five to seven years your payment can jump 20 to 30 percent. In Adams County, where income can be seasonal, an ARM can become unaffordable fast. Lock in a fixed rate, even if it costs slightly more upfront.
Lenders advertising approval in 24 hours are cutting corners; real underwriting takes time and shows lenders are serious about your loan, not rushing to close a bad one.
Some lenders penalize you for paying off your mortgage early; always ask in writing and refuse any loan with a prepayment penalty longer than three years.
Adjustable-rate mortgages start low but jump sharply after the fixed period; in Adams County's variable-income economy, this can force you into default when the rate resets.
