Don't fall into these traps.

Homebuying is one of the biggest financial decisions of your life. Protect yourself by learning to recognize these warning signs:

Unusually high fees or interest rates

If a lender is charging origination fees above 2–3% of the loan amount, or offering an interest rate significantly above current market rates, ask why — and get quotes from at least two other lenders to compare. You are always allowed to shop around.

Pressure tactics and urgency

'This rate expires today.' 'You need to sign now.' A legitimate lender gives you time to review documents. Never sign under pressure. Loan Estimates (which lenders are legally required to give you within 3 business days of your application) are your right — read them.

Deed fraud and equity stripping

In rural Georgia, there have been cases of predatory investors targeting homeowners — especially elderly or distressed owners — with 'sale-leaseback' schemes where the owner signs over the deed thinking they are getting a loan but actually loses ownership. If anyone asks you to sign over your deed as part of a financing deal, stop immediately and consult a HUD-approved housing counselor or an attorney.

Rent-to-own agreements without legal review

Rent-to-own or 'contract for deed' arrangements are sometimes offered informally. They can be legitimate — but they can also strip you of all equity if you miss a single payment. Never sign one without a Georgia-licensed real estate attorney reviewing it.
