Don't fall into these traps.
Watch for lenders who promise approval before they pull your credit; that's a sign they're counting on fees, not real lending. Avoid any product with a balloon payment or a rate that climbs after two years unless you plan to refinance or sell. Don't let a broker charge you origination fees on top of lender fees—ask flat out what the lender charges and what the broker charges, and walk if the total climbs above 2.5% of the loan. Rural properties are often farther from inspectors and appraisers; budget extra time and get an inspector from outside your family.
Mortgage brokers charge fees on top of lender fees and often don't disclose the total cost upfront; always ask for a fee schedule in writing.
Properties far from town are hard to appraise; lenders sometimes lowball the value, forcing you to cover the gap with cash or walk away.
An ARM (adjustable-rate mortgage) starts low, then climbs; rural lenders sometimes push these because the first-year payment is cheap, but you'll pay more later.
