Rural credit unions understand land value here better than any analyst in Denver. SBA lenders are trained to fund contractors and small investors on property that looks 'risky' to corporate underwriters. The banks' 'no' is not the final word.

Don't fall into these traps.
Rural lending is slower and more personal, but that doesn't mean it's cheaper. Watch for hidden appraisal fees, balloon payments disguised as 'low rates,' or lenders who demand upfront 'processing fees' before you've even been approved. Don't rush. Don't use a broker unless they're local and recommended by another contractor you trust. And never let a lender tell you that your ITIN, your rural location, or your construction background disqualifies you—it just disqualifies them.
Rural appraisals cost more and take longer; some lenders hide extra appraisal fees in the final closing documents rather than quoting upfront.
A lender offers a low initial rate but balloons the payment after 5–7 years; read the full amortization schedule before signing.
No legitimate lender asks for 'processing fees' before you're officially approved; if they do, walk away.
