Don't fall into these traps.

A market where buyers arrive under orders and leave on schedule attracts sellers who plan around your deadline. Watch for these.

Contract for deed, rent-to-own, and "owner will finance" on a handshake.

You may move in and pay for years without owning anything, and miss one payment and lose it all. Texas law provides protections for residential contracts for deed, but the only way to use them is to know they exist and to have the document reviewed before you sign it.

Being steered to one lender by the person selling you the house.

A builder's or agent's in-house lender may be fine, or may be a rate you would never have accepted had you asked anyone else. Incentives tied to using their lender are not free — compare two written loan estimates, side by side, always.

Buying at the top of your VA entitlement because a loan officer said you qualify.

Qualifying and affording are not the same calculation. Add taxes, insurance, and the reality of a possible move on orders. If you might rent it out, price the rent honestly against the payment before you buy.

Equity-stripping refinances.

Texas-Specific Rules Worth Knowing

Texas is unusual in two ways that affect every homeowner here.

First, property taxes carry the load that an income tax carries elsewhere, so the tax bill is a large part of your monthly payment. Rates are set locally by the county, city, school district, and other taxing units, and they differ across Killeen, Temple, Belton, and Harker Heights. Always ask for the full tax estimate at the exact address before you decide what you can afford. Homeowners who occupy the property can apply for a homestead exemption through the county appraisal district, and additional exemptions exist for people who are older, disabled, or disabled veterans. The appraisal district also handles protests if the valuation looks wrong.

Second, the Texas Constitution puts real limits on borrowing against your homestead. Cash-out and home equity loans on a homestead are governed by state constitutional provisions that include a mandatory waiting period between your application and closing, a cap on the total fees a lender can charge, and a rule that closing must happen at a lender's office, a title company, or an attorney's office.
