Buying in Collin County means buying in one of the most actively built parts of Texas — new construction pushing north past McKinney and Prosper, older brick neighborhoods in Plano, and a rental market shaped by everyone who works the corporate corridor. This guide explains how home financing works here, who qualifies when your income comes from contracting or shift work, what documents underwriting will ask for, which institutions actually serve this county, and the Texas rules that catch buyers off guard — property taxes and homestead paperwork above all. No forms, no follow-up calls.
It's a process, not a rejection.
Home financing is any borrowing secured by a house. In practice that means a purchase mortgage, a refinance that replaces the loan you have, a cash-out refinance or home equity loan that converts value you have built into money you can spend, a construction or renovation loan, or a small home improvement loan that is not tied to the house at all.
Collin County gives you two very different housing markets sitting side by side. North and east — McKinney, Prosper, Celina, Princeton, Anna, Melissa — is where builders are still opening sections, which means new construction, builder-affiliated lenders, and the particular pressures that come with a home that does not exist yet. Central and south — Plano, Allen, Richardson-adjacent Plano, Wylie, Murphy — is established housing, much of it brick and decades old, which means resale, inspections that actually matter, and renovation financing.
The county's population is over a million, and much of it arrived for work: the office and technology corridor along the Dallas North Tollway, the hospitals, the schools, the retail and restaurant corridors, and the enormous construction trade that builds all of it. Plano is the county's principal city and its anchor.
One thing shapes almost every mortgage conversation here more than the interest rate does: taxes and insurance.
Texas has no state income tax and funds schools and local government largely through property tax, so escrow is a big share of a Collin County payment.
Two houses with the same price can carry different monthly payments depending on the city, the school district, and whether the seller had exemptions you will not inherit. Ask for the full payment — principal, interest, taxes, insurance, and any HOA or municipal utility district charge — before you fall in love with a listing.

Forget what the banks say.
An underwriter is checking four things: stable income, a credit record, money for the down payment and closing, and a property that appraises. Where people in this county get tripped up is the first one — not because they do not earn, but because of how they earn.
- If you are a W-2 employee at one of the corridor employers, a hospital, a school district, or a city, your file is the simple case: pay stubs and a verification of employment.
- If you are a 1099 subcontractor in the trades — framing, concrete, roofing, HVAC, drywall, landscaping — underwriting generally wants two years of filed tax returns and reads your net income after deductions, not your gross deposits. This is the hardest lesson in this county: every deduction that lowered your tax bill also lowered the income a mortgage will count.
- If you work restaurant, hotel, retail, or shift work with tips or overtime, expect a two-year average rather than your best recent months.
- If you are buying a rental, lenders count a portion of the projected rent and want to see reserves in the bank.
- If your household has more than one earner and some income is cash, only what is documented will count.
Credit matters less than most people fear and more than most people prepare for. There are loan programs built for modest credit and small down payments, and the down payment is almost never the number people assume.
If you file taxes with an ITIN rather than a Social Security Number, you can buy a home in Texas. Government-backed programs generally require an SSN, but ITIN mortgage programs do exist — usually at credit unions and portfolio lenders who keep loans on their own books instead of selling them. No public list tells you who. You have to ask, institution by institution: do you write mortgages for ITIN borrowers, and if not, do you know who does?

Get your papers in order.
Mortgage paperwork is heavier than any other kind of borrowing, and the delays are almost always about missing pages rather than the answer being no. Have these ready:

Don't fall into these traps.
A market this active attracts people who profit from speed and confusion.
You make payments for years and the deed stays in the seller's name until the very end. Miss a payment late in the term and you can lose everything you put in, with no equity and no protection. If someone offers you owner financing, have a real estate attorney and a title company involved before a dollar changes hands.
The only number that counts is the one on the written loan estimate and closing disclosure. If a quoted payment excludes taxes, insurance, HOA, or MUD assessments, it is not your payment.
Using the builder's preferred lender to get an incentive can be a real benefit or an expensive one. Get one outside quote and compare the full cost, not the rate alone.
After North Texas hail and wind events, door-knockers arrive offering financing for roof and repair work, sometimes with a lien attached. Do not sign anything that touches your title to get a roof fixed. Work through your insurance claim and a licensed contractor you chose.
Wire fraud in real estate closings is common. Call the title company at a number you looked up yourself and confirm every instruction verbally.
Anyone who asks you to sign over your deed, or to pay them instead of your servicer, is taking your house. Free HUD-approved counseling does the same work honestly and costs nothing. And the ordinary one: urgency. A house you cannot afford at a payment you did not fully understand is the only bad outcome that cannot be refinanced away.

The rules where you are.
Texas protects homeowners more than most states, and the protections come with paperwork.
reduces the taxable value of your primary residence and caps how fast that value can rise each year. It is not automatic — you file it with the county appraisal district after you own and occupy the home. Missing it is the most expensive clerical error a new Texas homeowner can make. Additional exemptions exist for owners over sixty-five, disabled owners, and disabled veterans.
Every year the appraisal district sets a value and you have a window to contest it with evidence. You can do it yourself, in person or online, at no cost.
Texas limits how much of your home's value you can pull out in a cash-out refinance or home equity loan, restricts the fees that can be charged, and requires a waiting period between disclosure and closing. Texas homeowners are also generally limited in how often they can do it. If a salesperson tells you Texas lets you take out as much as any other state, they are wrong or they are not offering what they say they are.
Texas is a non-judicial foreclosure state, which means the process does not require a lawsuit and the timeline is short compared with most of the country. Do not let a missed payment go unanswered — call the servicer, and call a HUD-approved counselor, immediately.
New subdivisions in the county's growth ring are often inside a municipal utility district or public improvement district, which adds a tax or assessment on top of the usual bill. It appears on the disclosure. Read it. Title insurance rates in Texas are set at the state level, so shopping title is about service and closing fees rather than the premium.
