Buying, building, or fixing a home in Hidalgo County is a different exercise than it is in most of America. Land is available, construction is constant, and a large share of housing sits in unincorporated subdivisions where the paperwork behind the property matters as much as the loan in front of it. It's a process, not a rejection.
Home financing is any money borrowed against a home: a mortgage to buy one, a construction loan to build, a repair loan, a loan against equity you already own, or a refinance that replaces one loan with another.
Hidalgo County is a building county. Subdivisions go up around Edinburg, Mission, Pharr, and Alamo; older neighborhoods in McAllen and Mercedes turn over; and a large share of the housing stock sits in unincorporated areas between the towns, including colonias — subdivisions platted and sold before water, sewer, drainage, or paved streets arrived. Manufactured homes are a mainstream form of ownership here, not an edge case.
That produces a specific reality: the hardest part of home financing in this county is often not your income. It is the property.
A real mortgage needs clear title, a recorded deed, a survey, and a dwelling a lender can appraise and insure.
A house passed down through three generations without probate, a lot bought on a handshake contract, or a manufactured home never converted to real property will each stop a loan cold — and none of that is visible from the street.
So the honest sequence is: fix the paper, then get the loan. Families who work in that order get ordinary rates.

Forget what the banks say.
A mortgage lender asks three things: can you repay, is your credit record good enough, and is the property clear and valuable enough to stand behind the loan.
The local wrinkle is income shape. Construction and freight pay by invoice. Packing and produce work pays by season.
Many households mix a wage job, a 1099 trade, and some cash.
Lenders can work with all of it, but they measure it differently: wages come off pay stubs, self-employment off two years of returns, and cash that never touched a bank account counts as nothing.
Who tends to qualify:

- Self-employed tradespeople with two years of returns showing consistent net income
- First-time buyers using down-payment assistance through the state housing agency
- Rural buyers who may fit a USDA Rural Development single-family program
- Owners of a paid-off lot who want a construction loan
If you hold an ITIN rather than a Social Security Number, home lending is harder than business lending but not impossible — some banks and credit unions keep ITIN mortgages in their own portfolio instead of selling them. Nobody advertises it, so ask each institution directly, and do not let a broker charge you for the answer.
Before you shop, get a free session with a HUD-approved housing counseling agency. They will tell you what a lender will find before the lender finds it.

Get your papers in order.
Home loans ask for more paper than any other kind of financing. Expect most of this:

If the deed is not recorded in your name at the county clerk, you are a tenant with a payment book.
Ask in writing whether the parcel has water, sewer, and legal drainage, and whether the street is publicly maintained.
When the person reroofing your house also hands you the loan papers, the loan is the product and the roof is the pitch.
Never secure credit cards or medical bills against your home; you turn an unsecured problem into a foreclosable one.

The rules where you are.
The seller keeps title until you finish paying, so you can pay for years and still own nothing, and in the harshest versions one late payment ends it. Texas law has tightened the rules on these contracts in unincorporated subdivisions, including recording, surveys, and disclosure of whether water and sewer exist. Have a title company or a HUD-approved counselor read one before you sign. If you are already in one, ask whether it can be converted to a recorded deed with a real mortgage — it often can.
Property that passed from parents to children without probate frequently has no clear owner of record, making it unmortgageable and uninsurable even after decades of family occupancy. Fixing it takes a lawyer or legal aid, and is better done before you need money.
Texas leans on property taxes instead of an income tax, so escrow is a larger share of your monthly cost than buyers elsewhere expect. File your homestead exemption with the county appraisal district as soon as you own and occupy the home.
Financed as personal property, a manufactured home is a chattel loan — shorter, costlier, not a mortgage. If it is permanently affixed to land you own, it can often be converted to real property through the state's manufactured housing program, which opens ordinary mortgage terms.
