The doors in Brooke County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Brooke County has local lenders and state programs that work differently than big banks—and they listen to people with irregular income, ITIN numbers, or a credit past. You do not need perfect credit or a pile of cash down to get a real mortgage. Start with a community development financial institution (CDFI) or credit union, not a bank branch.
It's a process, not a personality test.
Banks treat a mortgage application like they're hiring you. CDFIs and credit unions in Brooke County treat it like a transaction: they look at your actual cash flow, your ties to the community, and whether the property makes sense. If a bank said no because your income is self-employment, seasonal, or comes from more than one source, that's not a dealbreaker here.
Local lenders know farming, construction, rental income, and side work.
They ask different questions and listen to different answers.

Forget what the big banks say.
You've heard: 'You need 20 percent down.' 'Your credit score has to be 680.' 'You can't get a loan on agricultural land.' None of that is law. Brooke County CDFIs and credit unions offer down payments as low as 3–5 percent, work with credit scores in the 600s or lower, and understand rural property. A loan officer at a national bank is reading a script written in New York.
A loan officer at a local lender is reading your life.
One of them will say yes.

Four things. Get them in order.
- 01
Know what you actually spend each month and what you actually earn—not estimates, real numbers from your last two years of tax returns, bank statements, or profit-and-loss sheets.
- 02Call your local CDFI or credit union before you look at houses; a pre-qualification letter costs nothing and tells you the real ceiling.
- 03Get a home inspection even if the seller says it's fine; Brooke County has older stock, and surprises cost more than inspections.
- 04
Have a conversation with a title company in Wellsburg or Follansbee about the specific property's history and any liens or local issues before you commit.

Four doors worth knowing.

BEST FORA personal loan, or building a credit file from nothing.
Don't fall into these traps.
Know the hazards so you don't step in them. Predatory lenders (payday shops disguised as mortgage shops), mortgage brokers who charge you fees on top of the lender's fees without explaining either, and sellers who pressure you to close fast before you've done your homework. Slow down. A real lender will wait for your inspection. A real seller will wait for your appraisal. If someone is rushing, walk.
A mortgage broker charges you an 'origination fee' and then the lender charges another fee; you end up paying thousands for the same work twice.
A lender tells you your score is too low without explaining that local CDFIs and credit unions have different standards and will still lend to you.
A seller or agent pressures you to waive your inspection or appraisal to 'win' the offer; in an older county like Brooke, that's how you buy a house with a failing roof.
The rules where you are.
None of this is set by a lender. West Virginia sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- PROPERTY TAX0.57% effective
What West Virginia charges every year on what the house is worth. No lender sets it and it does not go away when the loan does — it is part of the payment from day one.
- MEDIAN HOME, STATEWIDE$167K
The number an appraisal gets read against. A house well under it is often the loan a big bank does not want — which is exactly what the doors above are for.
- STATE INCOME TAX2.36% – 5.12%
It comes off before a lender works out how much of your income can go to a payment.
- COST OF LIVING87.7
National index, where 100 is the country's average. Under 100 means your money goes further here than it does nationally.
