The doors in Brooke County.
The CDFIs, credit unions, and microlenders that actually say yes — county by county, in two languages. We are not a lender. Nobody paid to be listed. And where a county has no good doors, we say so.

How to read this list.
We do not ask for your name, your email, or your number. Nothing on this page changes based on who you are.
A door is headquartered here when its head office sits inside the county line. The rest are based elsewhere and keep a branch you can walk into. We list both, and we label which is which.
Every institution on this page comes from public federal data — the CDFI Fund certified list (Aug 2026), NCUA credit union data (Mar 2026), and the SBA microloan intermediary list (Sep 2026) — plus a short national tier we verified by hand. We refresh each list as its agency publishes. No listing is paid.
Brooke County has working options beyond the big banks that turned you down. Local credit unions, state CDFIs, and SBA-backed lenders know contractors and small investors. Start with who knows your county, not who advertises the most.
It's a relationship, not a transaction.
Banks see you as a credit score. Local credit unions and CDFIs see you as someone building a business in Brooke County. That difference matters. When you walk into a room with a local lender who has worked with other contractors or small investors here, you're not starting from zero. They understand seasonal income. They understand construction holds.
They know that a solo contractor's tax returns look different from a W-2 worker's.
That's not a problem for them—it's normal. The goal is to find someone who asks "How does your business actually work?" instead of "Why doesn't your income fit the standard box?"

Forget what the big banks say.
Big banks operate on speed and automation. They run your numbers through a computer.
If the computer says no, a human never looks at your file.
Regional and local lenders—especially credit unions and CDFIs—do the opposite. A loan officer in Brooke County can pick up your application and say, "I see seasonal work here. Let me look at last three years instead of last one." Or: "You bought that rental property with cash two years ago. You're not high-risk; you're cautious." Big banks don't have time for that conversation.
Local lenders do. And they're usually cheaper too.

Four things. Get them in order.
- 01Know what you're actually borrowing for
Personal loan? Equipment financing? Real-estate investment? The answer changes which door you walk through.
- 02Gather real documentation
Tax returns, profit-and-loss statements, bank statements—not a story, numbers.
- 03Find a lender who knows your type of work.
Don't call the credit union and hope. Ask, "Do you lend to contractors?" or "Have you worked with real-estate investors?" Fourth: Ask about ITIN-friendly loans upfront if you're self-employed and that applies to you. Don't waste time with a lender who can't help.

Don't fall into these traps.
Predatory lending hides in Brooke County like everywhere else. Watch for lenders who advertise "no credit check" or "cash now"—those words mean they're betting on you failing so they can roll the loan into a worse one. Don't borrow against equipment you need to work; if you can't pay, you lose your tools and your income. And don't let a broker or middleman take a cut of your loan without understanding exactly what they're doing and why it's cheaper than going direct—it usually isn't.
If a lender advertises this, they're charging fees designed to trap you into rolling over the loan when you can't pay on time.
Borrowing against your tools or vehicles with a predatory lender means losing your ability to work if you miss a payment.
A middleman who charges you a fee to 'place' your loan is almost always more expensive than going direct to a lender.
The rules where you are.
None of this is set by a lender. West Virginia sets it, and it applies the same in every county in the state — which is why it is worth knowing before you knock on any of the doors above.
- STATE INCOME TAX2.36% – 5.12%
What the state takes off what you earn, before anyone works out what payment you can carry.
- SALES TAX6.0% state · 0.55% avg local
What you pay on top of every purchase. On a small loan for a repair or a tool, this is a real part of the total.
- MEDIAN HOUSEHOLD INCOME$54K
Half the households in the state earn less than this. A lot of the programs above use that number to decide who qualifies.
- COST OF LIVING87.7
National index, where 100 is the country's average. Under 100 means your money goes further here.
