For ITIN applicants: passport, two forms of ID, utility bill, three months of bank statements.

They will tell you what you qualify for without a hard credit pull.

Don't fall into these traps.
Watch for three real dangers. Trap one: Broker promises without proof. A mortgage broker says they can get you 'a loan' if you pay an upfront fee or give them permission to pull your credit multiple times. They don't guarantee approval, and that fee is gone either way. Always work with lenders who show you a written pre-qualification before you pay anything. Trap two: Refinance pressure. Banks and online lenders will call you after you close, promising to 'lower your rate' or 'tap your equity.' Most of these deals cost you 2–4 percentage points in fees and reset your loan clock. Ignore them. Trap three: Down-payment schemes. Some lenders offer to 'gift' your down payment through a gift-letter scam or ask you to borrow it from a relative who then gets paid back with your own funds. Both violate lending rules and can kill your loan or worse. If a lender suggests it, walk away.
Mortgage brokers demand $500–$1,500 upfront before they guarantee anything; if you're rejected, the fee doesn't come back.
After you close, lenders call promising lower rates but bury 2–4 points in closing costs and reset your 30-year clock to month one.
Lenders suggest a family member 'gift' your down payment, then immediately loans you money to pay them back—this violates lending rules and kills your loan.
