Pull your free credit report (annualcreditreport.com). Write down your income for the last two years and your debts. Lenders will ask for this. Know it yourself first.
- 02Find the right lender type for your situation
Are you a contractor? Credit union. Are you buying or improving land? CDFI. Do you lack a Social Security number? ITIN-friendly lender or immigrant-focused nonprofit. Do you need startup capital? SBA loan or Georgia Microenterprise Network.
- 03Gather documents early
Tax returns, bank statements, proof of residence, ID, business licenses, property documents. Different lenders want different paper. The sooner you have it, the faster they move.
- 04Negotiate terms
Not just rates. Interest rate matters, but so do fees, prepayment penalties, and how long you have to repay. A slightly higher rate with no prepayment penalty might save you money. A lower rate with hidden fees might not.

Don't fall into these traps.
Trap 1: Thinking 'rejection' means 'no borrowing.' Rejection by one lender is information, not a ban. Try a CDFI, credit union, or SBA lender. Trap 2: Taking the first payday loan because it's easy. A payday loan in Clay County will cost you 400% annual interest and trap you in debt. Borrow from a credit union or CDFI first, even if it takes longer.
