Mason County, like many rural Appalachian communities, has historically been a target for high-cost lenders. Here is what to watch out for — with no urgency, just clear information.
Triple-Digit APR Online Loans
Some online lenders market aggressively to rural areas where bank access is limited. Loans with APRs above 36% — and especially above 100% — will cost far more than you borrow. A $1,000 loan at 300% APR can cost you $3,000 or more to repay. As noted above, many of these are illegal in West Virginia, but some exploit federal preemption rules.
Rent-to-Own / Buy Here Pay Here Schemes
Rent-to-own furniture, appliances, or electronics can cost 3–5 times the retail price over the life of the agreement. Buy-here-pay-here auto dealers often charge interest rates well above market. These are legal but expensive — avoid if any conventional or credit union option is available.
Advance Fee Loans
Any lender who asks you to pay a fee upfront — for "insurance," "processing," or "collateral" — before you receive your loan is almost certainly a scam. Legitimate lenders deduct fees from the loan or charge them at closing, not before.
Deed Transfer Scams
In distressed real estate markets, some operators approach homeowners in financial trouble and ask them to transfer the deed to their home in exchange for promises of debt relief or a lease-back arrangement. This is a well-documented predatory scheme. Never sign a deed without an independent attorney reviewing the transaction.
Pressure and Urgency
A legitimate lender will never tell you that an offer "expires tonight" or that you must decide "right now." Take your time. If a lender pressures you, walk away.

West Virginia has one of the more protective usury laws in the country. The general legal interest rate cap is 8% per year unless both parties agree in writing to a higher rate, with a hard cap of 18% for most consumer loans under WV Code §47-6-5. This means extremely high-rate personal loans that are legal in some other states may be illegal in West Virginia — or the lender may be operating outside the law.
Any lender making consumer loans in West Virginia must be licensed by the WV Division of Financial Institutions. You can verify a lender's license at wvdfi.wv.gov. If a lender is not listed there and is not a federally chartered bank or credit union, do not borrow from them.
Traditional payday loans (two-week balloon loans at triple-digit APR) are effectively prohibited in West Virginia under the Credit Service Organization Act and the Consumer Credit and Protection Act. If someone offers you a "payday loan" in WV, they are likely operating illegally.
West Virginia does not prohibit ITIN lending. There is no state law requiring a Social Security Number to enter into a loan contract. However, lenders set their own policies, so access varies.
Mason County (as part of WV's annual delinquent tax sale process) is subject to the state's tax lien system. If you have unpaid property taxes, this can affect your ability to refinance or borrow against real estate. Check your property tax status with the Mason County Sheriff's Tax Office in Point Pleasant.
