Don't fall into these traps.
One: Don't pay for a loan pre-qualification from an online lender or a broker before you've tried your credit union for free. Two: Don't assume USDA won't work for you because you're self-employed—self-employed income counts, but you must document two years of tax returns and have a reasonable debt-to-income ratio. Three: Don't carry high-interest debt while you're applying; paying off a car loan or credit card can swing a decision from no to yes.
