Texas has some of the strongest homeowner equity protections in the country, and several state-run programs can reduce the cost of buying a home in Brazoria County. **Texas State Affordable Housing Corporation (TSAHC)** TSAHC offers down payment assistance of up to 5% of the loan amount — available as a grant (no repayment) or as a deferred second lien. It is paired with a 30-year fixed-rate mortgage and is available to both first-time and repeat buyers in Brazoria County. Income and purchase price limits apply. Website: tsahc.org | Phone: (512) 477-3555 **Texas Department of Housing and Community Affairs (TDHCA) — My First Texas Home** Offers 30-year fixed-rate mortgages with down payment and closing cost assistance of up to 5% for first-time buyers and veterans. An MCC allows eligible first-time buyers to claim a federal tax credit of up to $2,000 per year on the interest paid on their mortgage — for the life of the loan. This is not a deduction; it is a dollar-for-dollar tax credit. **Texas Homestead Protections** Under Texas law, your primary residence (homestead) has strong legal protections. Lenders cannot foreclose on a homestead for most types of debt. Texas also caps the amount you can borrow against your home equity at 80% of appraised value, and refinance rules are strict. These protections favor the homeowner. **Brazoria County Appraisal District (BCAD)** Once you own a home in Brazoria County, file for your homestead exemption with BCAD. **Deed Theft and Title Fraud**
Fraud schemes targeting homeowners — especially elderly or immigrant homeowners — do occur in the Houston metro area. Never sign documents you do not understand. Always use a licensed title company and have an independent attorney or HUD-approved counselor review any transfer of property.
**Loan Flipping**
Some lenders push repeated refinancing to generate fees, even when it does not benefit you. Each refinance resets your loan term and costs money. Only refinance if the long-term savings clearly outweigh the upfront costs.
**Unlicensed Mortgage Brokers**
In Texas, mortgage brokers and loan originators must be licensed through the Texas Department of Savings and Mortgage Lending (SML). You can verify a license at sml.texas.gov. Do not work with anyone who cannot show you their NMLS (Nationwide Multistate Licensing System) number.
**Upfront Fee Scams**
Legitimate lenders do not ask for large upfront fees before beginning your application. An appraisal fee or credit report fee is normal. Hundreds of dollars in unexplained 'processing fees' before you even have a loan estimate is a red flag.
**Urgency and Pressure**
A good lender will give you time to read documents, ask questions, and compare offers. Anyone who rushes you, tells you the deal expires today, or discourages you from getting a second opinion is not working in your interest.
