Don't fall into these traps.
Trap one: a lender who pushes you to borrow more than you want because 'rates are good now.' Rates change. Your budget is what keeps you safe. Trap two: skipping the survey or title search to save money upfront. Rural property disputes are long and ugly—spend the few hundred dollars now. Trap three: assuming you need perfect credit. You don't. Many local lenders work with people rebuilding credit if your income is solid and your plan is clear. Walk away from anyone who says credit is everything.
