Don't fall into these traps.
Rural financing moves slower than you think—start 3–4 months before you want to close, not 3–4 weeks. Second, land-only purchases or investment properties have different rules and higher rates; ask about that before you apply. Third, appraisals in rural areas can surprise you; a property worth $X locally might appraise lower to a distant underwriter. Get a local appraiser, not one from Billings or Helena.
Urban appraisers don't understand rural land value; your property worth $250k locally appraises at $180k, killing your loan.
